What is MLS and How Does it Work?

Multiple Listing Service or MLS is an indispensable tool established to organize property listings in a way that allow real estate professionals access to properties with your specified needs in mind. Although this system is mostly thought of as a searchable property database, it is also how agents share data between each other. This computerized listing stores virtually all of the homes for sale in specified areas. MLS is most certainly an aid to both buyers and sellers alike and is quite an asset to consumers when searching for real estate.

Tip! Austinhomesearch.com is a great resource for those searching for open houses, homes and lots for sale. It is provided by the Austin Board of Realtors, a local trade association and is free to the public.

The way this process works is simple, basically a realtor “lists” a property for sale in the network for a fee, where it is then available to buyers for review. This system proves extremely beneficial to sellers as the MLS is the top resource used by buyers to locate properties. Those people who decide not to utilize MLS, (for sale by owner properties) are not going to receive the kind of exposure needed to reach millions of potential buyers as opposed to those using the system.

This network provides an immense amount of specific data regarding property information such as: address, size of lot, number of bedroom and baths, other rooms within the house, fireplace, pool, carpet, tile or wood flooring, interior décor, garage size, age of home, districts, taxes, and the asking price for the property. Sales history is also stored on this network regarding the prior sale date, price and total days on the market.

Buyers are able to search for exactly what they are looking for with this system. Their agent may enter a search and ask for: listings of homes, within a certain location, price range, and a specified number of rooms. With this network capability not only does this make the job easier on the agent, but for the buyer as well. They are also capable of searching multiple properties to compare between the two in regards to price and amenities since it has been made so easy to do within the system.

Everything today is in regards to the internet and it has certainly changed the way people buy and sell homes. In the future as processes evolve it will only be easier to locate properties increasing the power consumers hold. Multiple Listing Service is more than just a network that lists properties, it is a vital tool required by the Realtor to be successful. It is absolutely the best way to locate a prospective buyer for your home, or maybe to find the home you have only dreamed about.
